Why Is Kaysville, Utah So Expensive?
Kaysville is one of the most expensive cities in Davis County. It’s not the biggest city, it doesn’t have the most shopping or restaurants, and there isn’t a lot of new construction—but buyers continue to pay a premium to live here.
One of the biggest reasons is scarcity. Kaysville has very little land left to develop compared with cities like Layton, Syracuse, Clearfield, and West Point. Homeowners also tend to stay for a long time, which means fewer homes come up for sale.
Schools are another major factor. Kaysville has a long-standing reputation for strong schools, including Davis High School, and that continues to attract families to the area.
The result is a housing market where homes can sell faster and for more money than many surrounding areas. At the time I recorded this video, Kaysville homes were averaging about 37 days on the market compared with 61 days across Davis County, and the median sales price was roughly $75,000 higher.
Of course, Kaysville isn’t perfect. There’s limited shopping and nightlife, fewer homes to choose from, and you’re going to pay more for the same amount of house than you might in neighboring cities.
So, is Kaysville worth the premium?
