Moving to Layton, Utah: Why 82,000 People Live Here

Layton is the largest city in Davis County, with around 82,000 residents, and there are some pretty clear reasons people choose to live here: jobs at Hill Air Force Base, an easy commute toward Salt Lake City or Ogden, and family connections throughout northern Utah.

One of Layton's biggest advantages is the variety of housing. Home prices can vary significantly depending on which side of I-15 you're on, giving buyers options at several different price points. Utah's relatively low property taxes and access to inexpensive secondary water in many neighborhoods can also make homeownership more affordable.

Location is another major benefit. Layton is roughly halfway between Salt Lake City and Ogden, with relatively quick access to Salt Lake International Airport. Outdoor recreation is everywhere, including Adams Canyon, Antelope Island, and Snowbasin, which is only about 25 minutes away.

But there are trade-offs. Depending on where you live, F-35 jets from Hill Air Force Base can be extremely loud. I-15 traffic can be frustrating during rush hour, winter inversions can affect air quality, and Layton isn't exactly known for nightlife or walkability.

So, is Layton a good place to live?

In the video above, I break down the pros and cons of living in Layton, home prices on the east versus west sides, jet noise, traffic, outdoor recreation, commuting, and a few expenses buyers often don't know about until after they move here.
